There is a great secret buying opportunity. What happens when a buyer cancel? Are the sellers more motivated for the next buyer? The answer is probably yes. For example in the last week, last seven days there were 44 single family homes, condos and town homes that either their transaction fell through, TFT’d and / or are back on the market. As a Cupertino Realtor and among the Cupertino homes there are not that many TFTs, or if there is a TFT there is another back up / another back up buyer who buys the home right away. I once had a listing myself where the buyer cancelled. I had secured other buyers for the property. So only 15  minutes after the seller agreed to the cancellation, they signed the second offer and the second offer closed escrow with no problems.
