San Jose Planning Commissioner and General Plan Update Task Force member, Mr. Mehran (Matt) Kamkar asked me to distribute this information to my network.

On Saturday October 13th 2007, City of San Jose will be holding a workshop at San Jose City Hall to allow you to voice your opinion to City leaders for updating the General Plan.  The General Plan will dictate how the land will be zoned and used in the future.  If you think we need more residential land, or more parkland, more sports field, more retail, more commercial, more industrial, more agricultural or less of everything or a combination of them, this is the meeting to attend.

Refreshments as well as Youth activities will be provided.  Please RSVP with the contact on the flier so they can have enough seats and refreshments. Help Shape the Future of San José!

There is a great secret buying opportunity. What happens when a buyer cancel? Are the sellers more motivated for the next buyer? The answer is probably yes. For example in the last week, last seven days there were 44 single family homes, condos and town homes that either their transaction fell through, TFT’d and / or are back on the market. As a Cupertino Realtor and among the Cupertino homes there are not that many TFTs, or if there is a TFT there is another back up / another back up buyer who buys the home right away. I once had a listing myself where the buyer cancelled. I had secured other buyers for the property. So only 15  minutes after the seller agreed to the cancellation, they signed the second offer and the second offer closed escrow with no problems.

What does Second Life virtual life mean to Real Estate?

 California Association of Realtors reported had the following press release:

Virtual headquarters open for business as CALIFORNIA ASSOCIATION OF REALTORS®  launches Second Life presence.

I am not really familiar with what this is, but I quickly downloaded the 32+ megabyte file from the Second Life web site. After working with web site more I will report on it.

Being on the forefront of change my company, Coldwell Banker is one of the first real estate companies that has hung a virtual shingle in Second Life. We have already purchased some land, set up an office and has sold off some virtual homes. In addition we have done some crossover marketing by dropping a rendering of an actual for-sale property into Second Life.

Interesting to know OpenMLS, which launched an MLS, real estate listing service for the Second Life crowd, is planning a virtual real estate conference and expo next month.

I hope there would not be any virtual problems.
